Northern Virginia’s year to date average real estate sales price is down from last year.
Last years average sales price was $537,339.00 and this years grand total is $482,197.00. Thats is a 10.26% decrease. Ive had several customers negotiate listing prices down but what happened to 3-6% being the popular percentages realtors liked to promote as an almost automatic decrease when submitting an offer.
Are we going to continue to dip or will perhaps….the pending presidential election or other factors…. help bring us back into a place where values start to increase again?

This Saturday, May 17th, 2008, we will be giving away free Nationals Schedules (Magnets for the fridge) and candy for the kids to everyone that stops by the Red Keller Williams Realty booth at McLean Day!! We will be close to the entrance (there’s only one!) so you can’t miss us! Stop by and say hi, as you go explore all that this fun-filled day has to offer!!
The gate opens at 11am and will stay open until 5pm. Festivities include carnival and midway games, field games, a magic and dog show, Arts and Crafts displays, pony rides, hayrides, and an international food court (crab cakes, pizza, hotdogs, candy apples, funnel cakes, Chinese cuisine, ice cream, and all the regular fare food you come to know and love!). There will be free shuttle service running from the MCC parking lot, McLean Baptist Church, and Redeemer Lutheran Church.
Festivities will be held at Lewinsville Park at 1659 Chain Bridge Rd - Free Admission!! Come stop by and say hello to the new Keller Williams office in McLean!

For those Sushi lovers out there, we’re always on the prowl for new places to frequent to try some new Tuna Rolls, Spider Rolls, Crab Salad Rolls…you get the picture. We LOVE Endo Sushi, even more so because it’s got 2 locations - one in McLean across from our new office, and the other in Arlington (right in Clarendon). Their special rolls are the reasons we keep going back - their Caterpillar Rolls and Tempura Lobster Rolls - Yum!! We had lunch there today and I could go back for more!!
Anyone have other good recommendations for Sushi places?

The real estate markets of Florida, Phoenix, & Vegas - oh the horror!
With reports stating these are some of the worst markets right now, I wanted to continue talking about our local market, here in VA. Today’s topic: McLean! Besides home to our new office (on Elm St, near the corner of Old Dominion and Chain Bridge), it’s a great location surrounded by the bustle of Tyson’s Corner and Washington, D.C. but having the feel of Main Street USA.
Real Estate Prices: A Year-To-Year Comparison for March
Properties Sold: 2007: 57; 2008: 49
Average Sale Price: 2007: $1,025,831; 2008: $845,384 (17% drop)
Average Days on the Market: 2007: 103; 2008: 133 (30% increase)
Average Sale Price % of Listing Price: 2007: 95.3%; 2008: 92.9% (about 3% decrease)
Don’t fret! While on the surface it may look like things have taken a hit, these facts just reinforce that it’s a great time to buy. With Spring here and coming on in a full court press, properties will soon begin to start moving! Let’s go shopping!

McLean, VA public schools are part of the Fairfax County Public School system. There are 8 public schools in McLean and 10 private. The main high schools are McLean and Langley High Schools. McLean was ranked 73rd in Newsweek’s 2007 Top High Schools in the US poll. Langley has the highest average SAT scores of all of the Fairfax County high schools. Former graduates of Langley include Gilmore Girls actress Lauren Graham, and Glamour Magazine Editor-in-Chief Cynthia Leive.
