McLean VA Real Estate Statistics

The real estate markets of Florida, Phoenix, & Vegas - oh the horror!

With reports stating these are some of the worst markets right now, I wanted to continue talking about our local market, here in VA. Today’s topic: McLean! Besides home to our new office (on Elm St, near the corner of Old Dominion and Chain Bridge), it’s a great location surrounded by the bustle of Tyson’s Corner and Washington, D.C. but having the feel of Main Street USA.

 

 

Real Estate Prices: A Year-To-Year Comparison for March

Properties Sold: 2007: 57; 2008: 49

Average Sale Price: 2007: $1,025,831; 2008: $845,384 (17% drop)

Average Days on the Market: 2007: 103; 2008: 133 (30% increase)

Average Sale Price % of Listing Price: 2007: 95.3%; 2008: 92.9% (about 3% decrease)

Don’t fret! While on the surface it may look like things have taken a hit, these facts just reinforce that it’s a great time to buy. With Spring here and coming on in a full court press, properties will soon begin to start moving! Let’s go shopping!

Forbes Best Places to Live: Vienna, Top 100

This years’ Money Magazine Top 100 Best Places to Live surveyed towns that “offered the best combination of economic opportunity, good schools, safe streets, things to do and a real sense of community.” The results?? Congrats go out to Vienna, for yet AGAIN making the top 100!! This year, Vienna ranks #70 in the US.

Vienna has a population just about 15,000, and a median home price just above $660,000. Minutes from Tyson’s Corner, Washington, D.C., the Pentagon, it’s a great place to settle down both with and without a family.

Fairlington, Virginia Real Estate Sales

The Fairlington Historic District located in the 22206 zip code is a great place for a starter home. With a quiet and cute little hidden “Pleasantville”-like atmosphere, and it’s proximity to both the Pentagon, Washington D.C., and neighboring cities/towns in VA, it’s a great place to live and buy a new home! Let’s take a closer look at recent sales in this area.-Since January 1st, there have been 40 properties sold in this area, and currently, 23 are under contract!!

-Of the 40 sold, the Average Sale Price (for properties ranging mostly from 1-2 bedrooms), is $382,681, close to roughly 90% of the initial listing price!!

-On top of these stats, the Average Days on Market, was only 46!

Great Grapes! Food & Wine Festival This Weekend at The Reston Town Center

For fun this weekend, visit the Great Grapes Food, Arts, and Wine Festival at the Reston Town Center,  both Saturday and Sunday, Noon - 6pm. Hosted by the Virginia Wineries, there will be over 100 unique wines to taste! For those looking for some education on wine, there will be seminars, cooking demonstrations, and of course, shopping!!

New Home Sales in Northern Virginia; The Phoenix at Clarendon Metro

USA Today and the Washington Post both report that as of March 2008, new construction is down to the seasonally adjusted pace of around 526,000 units, the slowest sales in 16.5 years. Median sales prices are also about 13% less than what they were at this time in 2007. BUT keep in mind, these are nationwide statistics for the US housing market.

For an example closer to home, let’s take a look at the new condo building in Arlington: The Phoenix at Clarendon Metro. The mixed-use residential/commercial building that sits atop and next to the Post Office has 181 residential units, and 13 commercial units. As of Mid-March, The Phoenix has sold about 50% of it’s residential units, and about 50% of it’s commercial space. These sales have taken place since July 2007, about 9 months. With more units under contract and closings scheduled, the building has consistently been getting contracts ratified at a pace of 3-4 units per week. PER WEEK! At this pace, it should take until the end of 2008 for The Phoenix to sell most of their units!

 Keep in mind when you’re reading all of the stories about the housing market, that living in the Northern VA area gives you some peace of mind in your investments. With DC being a transient city, with constant turnover - especially with the upcoming elections, there will always be demand for housing by residents of this area. There’s so much more to this story, let’s talk!!

Northern Virginia Real Estate Sales for March 2008

Let’s check out how all of the Northern Virginia area did in March with real estate sales. The following information is from Fairfax and Arlington County, Alexandria, Falls Church, Fairfax, Vienna, Herndon, and Clifton.

Total Properties Sold: 1,250

Average Days on Market: 109

 Average Sales Price: $476,342

Median Sales Price: $401,380

How does this compare to the Year To Date Numbers?

YTD Home Sales: 2,935

YTD Average Sale Price: $479,696

Overall, prices are about 8% less than this time last year, but with Spring fever rapidly approaching, the 4-5 month absorption rate is already better than last month. It’s a great time to jump into the real estate market!

Fannie Mae Labels Northern Virginia A “Declining Market,” Keller Williams Arlington Asks: What Does This Mean?

Fannie Mae, a publically traded financial services company that helps lenders serve homebuyers, has been issuing declining market flags during recent computerized underwirting review. The flag calls for a closer look at the property’s appraisal to verify the value accurately reflects current market conditions. Unfortunately, it appears most of Northern Virginia is included in this “declining market” area (speculation from the Washington Post says this includes Alexandria, Arlington, Fairfax County and city, Falls Church, and other counties).

But what does all of this mean to you, the buyer?? It means that you’re going to have to put down more cash IF you want to buy a property located in one of these markets right now. A 20% down payment will now be 25%, 5% will now be 10%, etc. Mortgage applicants seeking 100% financing will now only receive 95% funding, requiring you again to come up with an additional 5% in cash.

 Don’t let this discourage from looking for and buying your new home. There are ways around this….let’s talk!
