The assessed value of your home is used for taxation purposes: it’s a value assessed by a public tax assessor.
The appraised value is comparable to the fair market value of the property. The appraised value is computed using comparable sales, including the last value the property was sold for.

As a surprise, I took my wife to try Bazin’s Restaurant in Vienna. Wow. This restaurant has a great atmosphere, great food, and a great wine list!!
It’s definitely a restaurant to add to your “to-do” list if you’ve never been there. They have an enormous menu that will have something to please everyone in your party.
Try the flatiron steak with Blue Cheese and Creme Brulee. Fantastic.

More good news for residents in the metropoliation Washington, D.C. area. We’ve just been rated #3 in the U.S. by CookingLight for “places [that] best fit our philosophy to eat smart, be fit, and live well.” Baltimore was ranked 11th on the Top 20 Cities list. With an abundance of different restaurants offering all sorts of different cuisines, both healthy and not (for those looking for a cheat day!).
Yet another reason why this city is one of the best places to live.

These are all GREAT indications that the real estate market in Arlington is doing much better than everyone anticipated!!

The latest attempt to stunt a recession? Project Lifeline.
The goal? To postpone foreclosures for an extra 30 days to allow defaulting borrowers a chance to state their case for maintaining possession of their homes.
The process? Citigroup, Washington Mutual, Countrywide, Bank of America, JPMorgan Chase, and Wells Fargo will contact borrowers who are 90 days or more behind on their payments to discuss new terms IF they’re still interested in maintaining ownership in their home and IF, and this is a BIG if, IF they’re current economic status qualifies them a “lifeline,” or second chance. If and when the borrowers make 3 consistent months payments, these newly established terms will become permanent.
The “Solution”? Time will tell! It’s hard to tell what this will do to help fend off increasing foreclosure rates around the U.S.
What happens to those who don’t qualify? Their foreclosures are likely to continue. Mortgages who default, even after their new terms?? They’ll contribute to foreclosure rates also.
It’ll be interesting to see how and if these recession “medications” help. What do you guys think? Helpful? Giving mortgages an extra 30 days to live without paying? A brilliant idea??? Let me know!

Average Days on Market: 123
Total Active Listings: 8,939
Average Sales Price: $486,060
Median Sales Price: $400,000
YTD Sales Volume: $348,018,904
All numbers and figures courtesy of NVAR’s January 2008 Market Summary Report.
Compared to January 2007, 2008 Average Sales Prices are about 7% less, but there was also about a 29% increase in SUPPLY (active listings), explaining why sales prices were slightly lower - more bargaining power!
(*Northern Virginia area includes the counties of Fairfax and Arlington, and the cities of Alexandria, Falls Church, Fairfax; and the towns of Vienna, Herndon, and Clifton.)

After a long drawn-out interview process for a new head coach, to replace Joe Gibbs, Redskins owner Dan Synder announced last night Jim Zorn will be taking over the lead for the Skins. Zorn was offered a 5-yr, $15 Mil contract for the job. Zorn comes from the Seattle Seahawks where he was the QB coach for 7 years. He will be guided by most of the other staff members in tact, except Williams, now the Defensive Coordinator for the Jaguars.The Redskins were 9-7 last year.

When you hear people talking about a “refi” they mean refinancing their loans…but I want to briefly explain refinancing mortgages. Basically, refinancing means replacing your previous mortgage terms with a new one, usually at a lower interest rate. Given the recent rate cuts, now seems like a great time for folks to “refi” their current mortgages. However, there’s a lot for the lenders to consider when applicants submit refi requests.
CNN Money has recently published an article that says many people are having trouble refinancing, because of qualifications and equity. Call me today to discuss! 703-283-4524!
