Keller Williams Visits Reston Town Center

Keller Williams Reports 3rd Quarter Northern VA Market Summary

Through the 3rd Quarter of 2007, the Market Summary Report on Northern Virginia (including the counties of Arlington, Fairfax, Loudon, and Prince William, and the cities of Alexandria, Fairfax, and Falls Church):

Average Days on the Market (DOM): 99 days
Average Sales Price:  around $500,000 (1.6% decrease from this time last year)

What does this mean for you? These statistics continue to emphasis what we already know about current market conditions: sellers are forced to become increasingly patient OR lower selling prices to reduce the DOM, however, buyers have increasing bargaining power over selling prices.

Good News for Buyers, Terrible News for Sellers

Moody’s is predicting an 18.4% decline in home prices in the Washington, D.C. metro area for 2008. D.C./Northern VA isn’t even the worst hit city by this decline!! They’re calling this the worst housing slump since the Great Depression in 1929. Not only will sales prices potentially decline by double digit figures, the excess inventory in vacant homes will add to the steep drop in prices. But Keller Williams wants you to know there’s good news! If you’re in the market to BUY a home, there’s no better time than the present!! While good rates and mortgages will be tougher to come by, I will be happy to help you work through the inventory in Northern VA to find your perfect home. Washington Post, Great Resource for Property Values

Here’s another great resource when you’re beginning to think about buying and/or selling in Arlington, Reston, McLean, Great Falls, or Falls Church, VA. The Washington Post website has a “Property Values and Recent Sales” search enginge that allows you to see recent selling prices, taxes, and locations of properties by county. As your Keller Williams Agent, I can do a Comprehensive Market Analysis (CMA) for you via the MLS, but the WashingtonPost.com gives you a great starting point! Sean Taylor Honored, Elected to the NFC Pro-Bowl

The late Sean Taylor was honored by the Pro Bowl voters yesterday when he was selected as the starter for the NFC Defense as a Free Safety. He is the 2nd athlete to be named to an all-star team posthumously (the 1st was NHL goaltender Pelle Lindbergh in 1986, who died in a car accident). Taylor would’ve joined fellow teammates, Chris Cooley and Chris Samuels. It’s a shame Taylor isn’t able to enjoy this honor.

Nightlife in Arlington, VA

Celebration time!! This time of year reminds me of getting together with old friends (back in my younger days!!) so I put together a list of my favorite hot-spots around Arlington for you guys to check out! Some favorites in Clarendon include Sunday brunch at Whitlows, appetizers and wine at Tallula’s, and a beer and a game at Mister Day’s. My favorite bars in Clarendon were Clarendon Ballroom and Whitlow’s. The new restaurant on the corner of Garfield St, “3,” is a great new spot for us older folk! It’s a nice place to go for food and a glass of wine. If you’re looking for a good sports bar, Ballston’s best is Carpool and Crystal City’s own Sports Pub has been Zagat rated! The EastView at Ballston Metro - Shabby, Not Chique

The recent rental conversion to condominium, EastView (and WestView) at Ballston Metro, should’ve been left as an apartment building. There was a handle missing on the front foyer door, the Sales people were nowhere to be found and I haven’t started talking about the actual unit yet! When my client and I finally found the sales girl, she showed us 1 2 bed, 2 bath unit and that was all it took for me to turn on my heels and get out of there!! The conversion was not done well! Immediately upon walking in, you’re faced with a large, thick wall separating the living room from one of the bedrooms - not the most warming entrance to your home. Their marketing scheme is great; their advertisements make the EastView look like the place you want to live, however, I would MUCH rather live across the street at the Berkeley Condominium. Help Is on the Way - Mortgage Rates Frozen!

President Bush announced today that in an attempt to help almost 1.2 M people who have Adjustable Rate Mortgages (ARMs), there will be a 5-year freeze on interest rates. However, Bush’s relief plan is limited - it is not applicable to delinquent mortgage payments that are more than 30 days past due, or anyone who has been more than 60 days late on a payment within the past year (past 12 months).  

While this may help some people, there will still be many people who will need future help making their mortgage payments. There is some talk that lenders will now be better able to work with borrowers to resolve these issues.

10-Man Defense Honored the Late Sean Taylor

 

The Washington Redskins honored their late teammate, Sean Taylor, by lining up 10 defensive players, instead of 11, to remind everyone that he was still with them. Taylor, 24, died Tuesday, November 27th after being shot in the femoral artery by 4 burglars early Monday. The Redskins painted a memorial “21” outside of FedEx field on Sunday for their first game without Taylor, against the Buffalo Bills. Fans were handed white hand towels with “21” embroidered on it; they were waved throughout the game in memory of Taylor. The players and coaches have established a trust fund that will have at least $500,000 for Taylor’s 1 year old daughter, Jackie, to ensure she begins life on the right track.

 

At 11am today, Monday December 3rd, fans can watch Taylor’s funeral live from Florida on NFL.com.

 

I hope his family, friends, and teammates can find some comfort in the arrest of his 4 attackers.

Keller Williams Asks: What is a Foreclosure?

There is so much buzz about foreclosures in the real estate market today, it deserves a short explanation of what exactly is a foreclosure.

A foreclosure is a property that is sold or repossessed by a bank or other creditor when the owner fails to comply with a financial agreement, i.e. fails to make mortgage payments to the lender or borrower.

The most common type of foreclosure is called a “Foreclosure by Judicial Sale,” which generally involved a short trial to insure that the mortgage is satisfied, the lien holders are paid, and any remaining proceeds from the sale are given to the mortgagor. This type of foreclosure is used in every state and is usually the legal requirement.

A foreclosure auction is usually held by the repossessing bank looking to gain funds to satisfy the remaining balance on the mortgage. The real estate trend that foreclosures can be lucrative stems from the fact that the bank may not be motivated to sell at the highest possible price, just high enough to pay themselves.

There is so much talk about foreclosures and legal steps to buying one, I would recommend further research into the process before going on a hunt for a foreclosure! Feel free to email or call me with any questions!

Keller Williams Rates Arlington, VA Condominiums: Ballston

Continuing my rankings of Arlington, VA condos, we move on to Ballston.

Unanimously coming in on top was The Berkeley. A beautiful building close to the metro, the location for Ballston is great. Located next to several great restaurants, bars, and Ballston Mall, The Berkeley is situated in a great spot. Also, the units we saw, both 2 bed and 2 bath, were spacious, fully equipped with stainless steel appliances, and a great floor plans. Laura made a comment during our search, that if she was going to buy in Ballston, she was going to buy in this building only. 

The Hawthorn came in a close 2nd place. This building is brand-new construction so there were plenty of choices in floor plans. As a new to real estate buyer, Laura fell in love with the appliances, the master bathroom and the balcony. However, I noticed that the 2nd bedroom, appeared to me more like an oversized den. The size of the 2nd bedroom could barely fit a twin bed, let alone furniture like a dresser or TV stand. This is a great contemporary style new building, but if you’re looking for a livable sized 2nd bedroom, you may need to scope out the floor plans very carefully; some do have a little bit larger guest bedroom, but others are actually much smaller than a practical bedroom. 

Third place finishers were different for both of us. I am partial to the Summerwalk buildings since I once lived there! I loved the environment of the buildings and the location. Quaint, charming and located directly behind the BEST chinese restaurant in Arlington (Hunan Gate). My first time buyer liked 880 N. Pollard because it had most of the same amenities as the others she liked. Hardwoods, stainless steel, etc., however, the units we saw did not have balconies and the units felt like closets without that outlet.

All of these observations were generated from the specifics we were considering during our condo shopping spree, opinions may have been different had we been considering 1 bedrooms or been indifferent to balconies or hardwoods, etc. I hope these opinions open your eyes to some different perspectives you may not have considered before!

Keller Williams Rates Arlington, VA Condominiums: Clarendon

It seems like there are new properties popping up everyday, so I decided to give you my opinion, as well as a somewhat novice opinion on Arlington, VA condos. After exploring almost all of the condo buildings Arlington has to offer, I asked my first time home buyer to give me her opinion on all of the buildings we have seen. In contrast to her opinion, I will give you my perception as a realtor. I think it’s a good way to open your eyes to some of the little things that may not be as apparent or overlooked while you’re shopping! Let’s start with Clarendon:

Since this first time buyer is in the process of settlement on a unit in The Phoenix at Clarendon Metro, obviously this was her favorite. “I loved the location, the floor plan, the amenities, the price, and the building. We went back to look at the unit 3 or 4 times just to make sure, but I just knew that this building was it!” While all of her positives are true, there are few things to think about while considering this building. The Views: Laura got lucky with her unit, she chose a corner unit diagonally facing Clarendon Ballroom and Wilson Blvd. However, a lot of the units in this building have unique views, and when I say unique I don’t mean this in a good way. My favorite floor plan in this building unfortunately had a spectacular view of the top of the building in front of us, a breathtaking view of a vent system. Other views included direct vision into your neighbors’ living room or the building across the street (an apartment building). Aside from this feature, which you can control while choosing your unit, the building is in fact a great choice.

 Her second choice was The Residences at Station Square (commonly referred to as only Station Square). There are 3 addresses which comprise this condo building, 1201 and 1205 N. Garfield St and 1220 N. Fillmore St. As far as location, it doesn’t get any better than this. Laura loved the location of the building, units were generally spacious, and the calm feel of the building. However, from a resale and living perspective, many of these units do not have balconies and/or fireplaces. Some of the units were poorly designed, one had a support beam cleverly placed through the middle of the living room; another had a “master bedroom” smaller than the 2nd bedroom.  

Coming in 3rd on Laura’s list was The Odyssey. A beautiful condo building a little past the heart of Clarendon, the building offers spectacular views of the DC Monuments, the River, Georgetown and more.

 

Laura loved the unit she saw in the building; spacious, full of light, equipped with a 42” LCD HDTV that conveyed, all of the best appliances and a fireplace! Everything was right on, except, the balcony. It was shared with the unit next door!!! Not only that, but they had a direct view into your living room and bedroom! Definitely not something that you’d want when spending over $500K on a condo! I am sure other units did not have the same construction problems as this particular unit, but it is definitely something to consider when looking at The Odyssey. Also, while the building in theory is ideal (views, amenities, floor plans, etc) you should consider the overall location. For some it may be ideal that it is only a few blocks from the heart of Clarendon, close enough to enjoy but far away enough to be out of the foot traffic, but for those that will be using the Courthouse Metro everyday, it’s about a 2 block walk UPHILL to the metro from the building. Laura pointed out that that walk in heels during the winter (rain or snow) might not be the ideal commute to work – YIKES! While these may be a non-issue for some, for others it might be a deal breaker!
