In today’s ”buyers” real estate market it’s a wonder why I had to pull out all the stops to get my buyers to the closing table.
After ratifying the contract and with a settlement date set for 5 weeks out, USAA offers my client a great conventional fixed rate mortgage at 100% financing. They appraise the place at $1,000.00 over contract price and with 6 days left before the scheduled closing USAA calls the buyer. USAA insists the values of this local real estate market (Reston, VA) had dropped in the past two weeks enough that in order to fund the loan they would need a whopping $17,000.00 cash down from the buyer in order to settle the deal. Needless to say my buyers calls me to solve the problem!
Fortunately, I had a top notch mortgage broker on my team (Nations Home Funding- Debbie Mullan 703-481-2291 ext 117) who was able to help the buyer with 100% financing and only raised the interest rate 3/8 of a point- She even took the application on a Sunday afternoon and had it through underwriting and submitted to the settlement attorney with 2 days to spare. Ironically Debbie’s appraisal STILL HAD THE UNIT APPRAISING FOR $1,000.00 over contract price. I guess Reston’s real estate hadn’t really dropped in value as USAA described!
Sadly this doesn’t seem to be an uncommon story these days. I suggest another contributor to our stagnant market is attributed back to the mortgage types that the buying community is able to get, versus all of the interest only and deferred payment options offered a few years back - seems some of the new lending restrictions and “Free-to-Do whatever they want” spirit may have forced a lot of folks who were once in the market right back out!
BUYER BEWARE and don’t underestimate a lenders ability to change the name of the game at any time before the closing table!

In the Mason Dixon Week in Review (for 11/19/07), Senior Loan Officer Fontaine Williams indicates there is slight Fed talk of no further rate cuts, while others anticipate another quarter-point cut that will be announced on the 11th of December.
Williams says, “In general, Bonds and home loan rates have improved in recent weeks - and until a catalyst arrives to knock Bonds and home loan rates off the ‘Up Escalator’ of improvement, we will likely continue to see more of the same.”
The takeaway from this article is with the upcoming possible announcement from the Fed, and the release on Tuesday of the Housing Starts and Building Permits report will give investors greater insight into the market to come!

While raving about The Phoenix at Clarendon Metro, in Arlington, VA, I was hoping that my new first time home buyer was going to be happy here.
I am pleased to say that I have added another ecstatic first time buyer to my list. My new client just ratified her contract on a new 2 bedroom, 2 bath condo!! With the closing scheduled for November 20th, she couldn’t be happier about the upcoming holidays; I love my job.

Northern Virginia Association of Realtors (NVAR) is offering a Risk Reduction Graduate Certification program. The program intends to educate Realtors on reducing disputes and lawsuits. They recommend the class to anyone seeking further education in the real estate industry. For an additional 18 hours of education they’re offering a “Conquering
Contracts I, II, III” course on November 28th, December 3rd, and December 5th.

Vienna, VA education options include 16 public schools in the Fairfax County Public School system, and 10 private schools. Vienna was ranked 4th in CNN Money’stop 100 places to live in the U.S. Fairfax County Public Schools are ranked among the best in the U.S., it’s also ranked 13th largest in the nation. Vienna’s two main public high schools are Oakton and Madison High School. Oakton was ranked 99th Best High School in the U.S. in 2007 by Newsweek. Madison was ranked 123rd in the same poll. McLean, VA public schools are part of the Fairfax County Public School system. There are 8 public schools in McLean and 10 private. The main high schools are McLean and Langley High Schools. McLean was ranked 73rd in Newsweek’s 2007 Top High Schools in the US poll. Langley has the highest average SAT scores of all of the Fairfax County high schools. Former graduates of Langley include Gilmore Girls actress Lauren Graham, and Glamour Magazine Editor-in-Chief Cynthia Leive.

Arlington, VA public high schools were rated in the top 1% in the U.S. in 2007 by the Newsweek
Washington Post Challenge Index. Facts indicate Arlington has a 92.1% graduation rate. In 2006 Arlington was ranked the most educated city (percentage of residents with graduate degrees) by CNN Money. A testament to the high ratings Arlington receives is a former graduate of Yorktown High School, current CBS evening news anchor, Katie Couric.
